Demolition and haul away of the old kitchen usually takes 1 day. Prepping the dry walls for paint and painting takes additional 2-3 days. Flooring – 1 day if click system, 2 full days is tiles. Assembly of the kitchen cabinets and installation takes another 4-5 days. At this point a kitchen top installer may come and measure the kitchen in order to cut and later install the top. This is one of the point that Virginia Kitchens LLC does not control. Flexible subcontractors will install the kitchen top in 3-4 business days, however, companies such as Home Depot and Lowes will need 3-4 weeks!! If you are on a budget, here is what you need to consider:

  • Keep the same kitchen layout. This will minimize the cost for design, flooring and drywall work.
  • Keep the cost low by configuring your cabinet with mostly doors and shelves rather than drawers, which are more user-friendly and utilize the space better, but are also slightly more expensive.
  • Find a good deal for white appliances, which in general are cheaper, than stainless steel. The appliances that you have will be most likely free standing range oven and refrigerator and build in dishwasher and a fan or a microhood above the range.
  • Either no backsplash or a 4-inch backsplash.
  • The counter top will be either Class A-B granite or laminate with undermount sink and new faucet.

If your budget allows you to spend $15,000-$18,000 here is what you can do with it:

  • The layout can be changed, including removing soffit or walls and opening up the concept
  • Great utilization of space with drawers, carousels and pull outs. Island or a peninsula is an option too
  • Larger wall cabinets (40, not 30-inches high), also full size pantry cabinet with shelves,
  • Premium grade granite or quartz for counter tops with undermount or farm sink
  • New stainless steel appliances (range oven, 36-inch refrigerator, built-in dishwasher, chimney range hood or microhood, may be even a built-in oven and/or cook top
  • Porcelain or glass tile backsplash, subway or other, etc.
  • Counter top LED lights and new receptacles and switches with cover plates

If your budget is $20,000 and more (not necessarily more than $24,000) you have even more options:

  • New kitchen layout, elaborate styles and colors to choose from
  • New kitchen floors
  • New stainless steel appliances, including built-in (double) oven, cook top, dishwasher, chimney range hood, may be even a beverage center with ice-maker, etc.
  • Quartz counter top and most likely with an island or peninsula with overhang and bar area
  • Counter top LED light and even lights inside cabinet and drawers

For super premium kitchens with a budget $26,000 and up you can have all of the above plus:

  • Custom layout and cabinet solutions, custom colors and sizes
  • Premium quartz and island or peninsular with waterfall edge, hardwood tops or accent pieces
  • Built-in appliances, including built-in (counter top depth) refrigerator, beverage center with a second sink, double built-in oven, cook top with wall or ceiling mounted range hood, down draft vent, other built-in appliances such was a waring drawer, ice maker, trash compactor, etc.
  • Electronic opening for certain cabinet, LED lights on all wall cabinet and work lights in drawers
  • Certainly new hardwood or tile floors
  • Backplash tiles (pretty much any style)

Will a new kitchen improve the value of my house?

The answer is a resounding “YES”. In fact: the kitchen is one of the few rooms in house which renovation will actually significantly increase the value of your home. The reason for this is that the kitchen (and bathrooms) stays and all other rooms are supposed to be emptied when someone moves out. In other words: the kitchen renovation is permanent and may increase the value of your home, so that when you are ready to relocate or to move to a bigger house or to downsize – you know that you will get top dollar for that property of yours.

What flooring would you recommend for a kitchen?

The kitchen is a place where liquids are often spilled and a place with constant fire hazard (heating elements, flammable liquids, etc.) So carpet is out of the question. Regular adhesive vinyl is cheap, but they are very outdated type of flooring. Best possible option for many kitchens are ceramic tiles, as they are durable, flame resistant and liquids can be easily wiped off/collected. Another good option are the luxury vinyl planks that are assembled with a click system. They are waterproof and very durable. Not so good option is laminate and bamboo flooring, but both of those materials have good looks. They may quickly deteriorate though in the kitchen as they are not entirely waterproof nor are scratch resistant.

What would recommend for kitchen top?

We can answer to that question with another question: What are your plans for your kitchen, how often are you going to use it and ultimately what are your plans for that particular property – use it as residence? Rent it out? Flip it? If you are the type of person/family that likes to cook and you want top of the line looks and if you want to really improve the value of your house – go with quartz. Unlike granite it does not require sealing with mineral oils. Since it is a man-made material, it is safe to assume that there are many color options. Granite, as we have mentioned requires annual sealing with mineral oils, but this extra effort may be well worth. Sometimes only nature can provide the absolute beauty in a natural, quarry mined stone. There is also low grade granite, which is still granite while being very affordable. MDF – or laminate kitchen top – is as cheap as it gets. This is suitable for houses that you are looking to flip or the owners are on a tight budget and are simply interested in having a new kitchen and not necessary a long lasting one.
